The Vice President of Asset Management – Digital Infrastructure will be responsible for the financial performance, leasing, and operations of the portfolio of all data center assets at Landmark Dividend and its affiliates (50+). This position will work with property management (in-house and outsourced), and internal teams, directing and coaching staff to ensure best industry practices are being implemented. The Vice President of Asset Management will report to the EVP of Digital Infrastructure.
Duties & Responsibilities
Leasing/Development
- Lead leasing activities of all data center properties and fiber hubs including vacant spaces and existing lease renewals.
- Visit sites on a regular basis to complete site inspections, meet with property managers, and monitor any ongoing issues and projects at the properties.
- Assist in the pursuit and deal structure of development opportunities.
- Travel as needed to view existing properties as well as support due diligence efforts during the acquisition process.
- Review capital projects to ensure appropriate approvals and adherence to budget requirements.
- Works with the asset management team, property managers, and leasing teams to ensure the property is presented in the best light to support leasing efforts.
Performance Management/Operations
- Maintain Argus file to track, model, and provide pertinent reporting on portfolio performance.
- Provide guidance to the internal and outsourced teams to obtain results, both at the property level and portfolio level.
- Establish objectives/strategies with individual property managers relative to the goals at each property.
- Evaluate property managers, and counsels, and recommend areas for improvement.
- Support diligence efforts in the disposition of assets.
Risk Management/Acquisitions
- Assist in the review of all risk management matters including insurance, crisis preparedness, and crisis avoidance matters.
- Participate in the acquisition process, including review of property operations, and service contracts, and provide a “reality check” on pro formas.
- Review tenant financials on a regular basis to mitigate credit risk.
- Lead post-closing responsibilities to onboard new properties.
Budget/Fiscal
- Work with outsourced and internal groups to compile annual budgets for review, revisions, and approval for all data center assets.
- Create financial performance reports to provide a high-level and detailed overview of portfolio performance.
- Assist in the development of a standardized reporting package for all properties.

What You’ll Do
As an Acquisitions Specialist, you will pursue leads for potential investments and make first-contact calls to share the opportunity our company offers. You will be gathering current information about real-estate assets, including contact information for the property owner or manager and keeping detailed notes in our database as you research and verify information. Once you have verified the lead, you will reach out to the asset owner or manager to introduce them to our company and interest them in a meeting with a Vice President of Acquisitions. In this inside sales support role, you will not have any sales responsibilities, but you will receive a bonus when we successfully acquire assets from the meetings you arranged.
The Acquisitions Specialist team is lead by the Vice President of Sales Operations who values enthusiasm and communication from the team. They make a point to provide support as you grow into the role and develop your skills so you are soon able to participate in the team contests to earn bonuses and other incentives based on personal performance and department goals.
Essential Functions
- Research and verify provided lead information
- Contact asset managers/owners to interest them in our opportunity and connect them with a Vice President of Acquisitions with a warm transfer or scheduled meeting.
- Update our CRM database regularly with new information and progress made on leads and accounts
- Meet daily and weekly goals for phone calls, emails, and appointments scheduled with qualified leads
