The sale of your cellular, billboard or wind turbine ground lease is eligible for a 1031 exchange, which allows you to defer all taxes on the transaction. The equity from the sale of your ground lease is preserved under a 1031 exchange if you use your proceeds to buy a “like kind” property, which is any property held for productive use of trade or business or for investment.
