As one of the nation’s largest and most successful ground lease acquisition companies Landmark provides capital in exchange for a long term operating lease, or assumption of an existing lease, and a real property interest (i.e. easement, ground lease hold, fee, etc.) in the funded asset.

Landmark Infrastructure Partners is a growth-oriented Master Limited Partnership formed by Landmark Dividend LLC to acquire, own and manage a portfolio of real property interests that we lease to companies in the wireless communication, outdoor advertising and renewable power generation industries.
Our real property interests underlie our client’s infrastructure assets, including broadband fiber, cellular towers, wireless sites, digital billboards, solar farms and wind turbines.
We seek to acquire or develop real property interests related to critical infrastructure within select industries and sectors, including but not limited to the municipalities, telecommunications, renewable power generation and advertising industries.
Triple-net (NNN), long-term leases
Base term typically 20 to 40 years, with accommodations for lease extensions via renewal options
Lease escalations occur annually or every five years
Target lease escalations vary between 1.5% to 3.0% per annum
Real Property Interests
Obtained via an easement, lease hold, or fee interest in the underlying real estate
Target Transaction Size
$1,000,000 to $75,000,000. 8-9% cost of finance. Larger transactions reviewed on a case-by-case basis
